We are looking for someone who can <strong>lead, make decisions, solve problems, create buyer demand, and build systems</strong> that will allow the disposition department to grow over time.</p><p>You will work directly with the founder and own the process of moving properties from contract to successful closing.</p><h2>What You'll Own</h2><ul><li>Evaluate properties and determine the best sales strategy for each opportunity.</li><li>Determine the highest and best use and appropriate sales path for each property.</li><li>Decide when to work with local agents, market directly to buyers, use online marketplaces, or pursue other sales channels.</li><li>Build and develop marketing channels that create buyer demand.</li><li>Manage relationships with local real estate agents and other sales partners.</li><li>Manage title and coordinate the resolution of title-related issues.</li><li>Manage seller expectations and communication throughout the closing process.</li><li>Coordinate the moving pieces of transactions through a typical 90–120 day closing timeline.</li><li>Identify problems early and find solutions that keep deals moving toward the finish line.</li><li>Take ownership of the disposition process and continuously improve how it works.</li><li>Help create repeatable systems and processes that can eventually support a larger disposition department.</li><li>Eventually help build and lead a team as the volume of inventory grows.</li></ul><h2>What We're Looking For</h2><p>We are looking for someone who:</p><ul><li>Has experience in <strong>real estate dispositions, preferably within a residential or land wholesaling environment</strong>.</li><li>Understands how to move properties from contract to closing.</li><li>Has experience working with agents, sellers, buyers, title companies, or similar transaction partners.</li><li>Can independently assess situations and determine the best path forward.</li><li>Is a strong problem solver who can manage multiple moving pieces.</li><li>Can create demand rather than simply waiting for leads or buyers to appear.</li><li>Has the ability to <strong>lead and own a department function</strong>.</li><li>Is comfortable working independently in a remote environment.</li><li>Is highly organized and able to manage transactions over longer sales cycles.</li><li>Takes ownership and follows through without needing constant direction.</li><li>Wants the opportunity to build something rather than simply maintain an existing process.</li></ul><h2>Why This Role Is Different</h2><p>You won't be stepping into a position where everything is already built.</p><p>You will be joining at an important stage of growth and becoming the <strong>foundation of the disposition department</strong>.
